Every community, one place
A manager with twenty boards runs twenty governance years. Each community keeps its own roster, its own records, its own minutes and its own ballots, and one login reaches all of them. A board that leaves takes its record with it and nothing of yours goes with it.
Every notice deadline
A meeting knows the community's state and what kind of association it is. Where a state publishes a structured rule we show the notice window and the statute beside the meeting date, so a season of annual meetings is a calendar rather than a memory.
Mailed and online ballots, one tally
The owners who vote online and the owners who mail a printed ballot back land in the same count. Nobody reconciles two spreadsheets at eleven at night, and nobody has to decide what to do about the packet that arrived after the online window closed.
The results certificate
A closed election produces a certificate with the eligible list, the turnout, the quorum, the tally and a tamper-evident audit record. It is the document the board files and the document an owner's attorney asks for, and it is produced for you rather than assembled.
The record the next board inherits
Notices, agendas, sign-in sheets, minutes and numbered resolutions live in the community's own record and print on demand. When the board turns over, the handover is a login and a stack of PDFs rather than a box and an apology.
Owners who do not use email
They stay on the roster with their mailing address. A printed letter carries their own credential to the ballot, or a full packet goes out with postage both ways. Neither is a workaround: they are how a real association votes.
WHAT IS NOT BUILT YET
We run the first portfolio with you.
You would find all three of these in week one, so here they are in minute one. None of them stops a season running; all of them change how the first one is set up.
- There is no portfolio dashboard today. You reach each community from one account, and the season is run with us rather than watched on one screen.
- Rosters and member caps are counted per account rather than per community, so a portfolio is set up deliberately with us rather than by signing up twenty times.
- A per-community notice calendar across the whole portfolio is not built. The notice window is shown on each community's meeting, one at a time.
The portfolio view and per-community caps are designed after the first management-company conversation rather than guessed at before it. If you sign, that conversation is yours and the screen gets built around how you actually run a season.
HOW A PORTFOLIO IS PRICED

The published ladder below is what one community pays when a self-managed board buys it on its own. A portfolio is quoted, and this page will not publish a per-community figure until two portfolios have signed at one.
What sits outside the annual price
- Government ID check, $3.00 per checked voter. Only when a decision needs it. Arranged in advance.
- Mailed access letter, $3.00 per letter sent. A printed letter carrying a private credential that opens the web ballot. One way.
- Mailed ballot packet, $6.00 per packet. Printed ballot with postage both ways, counted in the same tally. The member never buys a stamp.
Everything else in the governance year is included and unmetered. We do not price a mailed meeting notice on this page, because that number is not settled and an invented one is worse than none.

WHAT WE DO NOT DO
The limits, before you find them.
- No payment processing. Dues and assessments are marks in a record. The money moves between the member and the association, never through us, and no bank account is connected to this software.
- No violations. There is no violation notice, no fine ladder and no hearing tracker here. If your board needs one, say so on the phone and we will tell you honestly whether it is coming.
- No work orders. Maintenance requests, vendors, bids and work orders stay with your management or accounting software. We run the governance year, not the property.
- No legal advice. Where we quote a statute we say it is our reading, to support your review, not legal advice, and we tell you to have your attorney confirm it before the board acts. We never tell a board that it is compliant.
- No inspector of elections in California. Cal. Civ. Code 5110(b) disqualifies anyone under contract to the association for other compensable services, and the association pays us for the software. California boards get a published directory of independent inspector firms instead, and we take no part of their fee.
Notice periods, ballot rules and inspector requirements differ by state and by whether a community is a condominium or a planned community. Our reading, to support your review, not legal advice. Confirm with your attorney before the board acts. We never tell a board that it is compliant.

What does it cost for a portfolio?
It is priced per portfolio on a call, and there is no published number here on purpose. How many communities you carry, how many of them hold a contested election, and how much of the mailing we do all change the answer, and a number invented on a marketing page would be wrong for most portfolios. What does a single community pay if it buys on its own?
$348 a year for up to 50 members, rising to $1,788 a year for up to 1,000 members, billed once a year with every module in every band. That is the published ladder for a self-managed board. A portfolio is not that ladder multiplied, which is why it is quoted.
Do you have a portfolio dashboard?
Not today, and we will not pretend otherwise. One account reaches every community you administer, and we run the first portfolio season with you rather than handing you a screen that does not exist yet. The dashboard is designed after the first management-company conversation, not before it, and if you sign we want that conversation to be yours.
Does this replace our management platform?
No. Keep your accounting, your work orders, your violations and your resident portal exactly where they are. We do not do any of those four and we are not going to. This is the governance year: the notice, the meeting, the minutes, the resolution, the record and the election.
Who owns the data if a community leaves us?
The community. Its roster, its records, its minutes and its election certificates belong to the association, and they stay readable to its members. A plan that lapses goes read only rather than dark. We never hold a board's own record hostage to a management contract.
