One price a year, for the whole board office.

You pay for two things only: how many members your community has, and how much of the work you want us to do. Nothing is tier-locked. The band sets how many members your community has, not which parts of the product you get, because we will not sell worse governance at a lower price.

The annual number is the one your treasurer puts in the budget. The monthly figure underneath is only there to show the shape of it.

Nothing here is tier locked.

We do not sell worse governance at a lower price. A 40-lot association gets the same product as a 900-unit condominium.

  • Every module. Announcements, decisions and elections, meetings and minutes, documents and resolutions, people and roles, dues and assessments, requests, and the community board.
  • Unlimited notices, meetings, minutes, records and standard decisions. We do not meter the governance year.
  • Unlimited members inside your band, each reached by a link rather than a password.
  • A phone number that a person answers, and setup done with you on the call.

HOW A BOARD PAYS

Invoice and pay by check: call us.

Most volunteer boards cannot put a card on file, and a treasurer who writes checks is not an edge case. Tell us and we invoice the association.

Invoice the association

We send an invoice your treasurer can put in front of the board, with the annual number, the band and the dates on one page. Pay it by check or by card. Nothing starts until the board has approved it.

City Manager

Priced per roster on a call.

We run the governance year for you. A named administrator loads your roster and your records, sends the notices, runs the meetings and the minutes on the calendar, and runs every election.

Call (512) 222-8191 and tell us how many members you have and what your year looks like. We quote your roster on that call. There is no self-serve checkout for this and no published number, because the work is different for a 40-lot association and a 900-unit condominium.

Your plan renews once a year. You get a plain email 30 days before it does, with a link that stops the renewal without signing in. If the board is not using it after 60 days, ask and we refund the year.

WHAT WE DO NOT DO

Before you sign, the limits.

Every one of these is a thing some board will need and we will not do. It is cheaper for both of us if you find out here.

  • No payment processing. Dues and assessments are marks in a record. The money moves between the member and the association, never through us, and no bank account is connected to this software.
  • No violations. There is no violation notice, no fine ladder and no hearing tracker here. If your board needs one, say so on the phone and we will tell you honestly whether it is coming.
  • No work orders. Maintenance requests, vendors, bids and work orders stay with your management or accounting software. We run the governance year, not the property.
  • No legal advice. Where we quote a statute we say it is our reading, to support your review, not legal advice, and we tell you to have your attorney confirm it before the board acts. We never tell a board that it is compliant.
  • No inspector of elections in California. Cal. Civ. Code 5110(b) disqualifies anyone under contract to the association for other compensable services, and the association pays us for the software. California boards get a published directory of independent inspector firms instead, and we take no part of their fee.

Cal. Civ. Code 5110(b) is quoted above because it is the reason we decline California inspector work. Our reading, to support your review, not legal advice. Confirm with your attorney before the board acts. We never tell a board that it is compliant.

How is the price set?

By how many members your community has, and by how much of the work you want us to do. The published ladder runs from $348 a year up to $1,788 a year. Nothing is tier-locked. The band sets how many members your community has, not which parts of the product you get, because we will not sell worse governance at a lower price.

Can we pay by check, or get an invoice?

Yes. Call (512) 222-8191 and we send an invoice your treasurer can put in front of the board, and we take a check. Many boards cannot put a card on file at all, and that is a normal way to buy this, not an exception we grudgingly allow.

What is not in the annual price?

Government ID check, $3.00 per checked voter. Mailed access letter, $3.00 per letter sent. Mailed ballot packet, $6.00 per packet. Everything else in the governance year is included and unmetered.

What if it does not work for our board?

If the board is not using it after 60 days, ask and we refund the year. We would rather give the year back than keep money from a board that is not using the product.

What happens when the year ends?

It renews, and you get a plain email 30 days before it does, with a link that stops the renewal without signing in. If a plan does lapse, the workspace goes read only. Your records stay readable to your members. We never turn the record dark.
